Property Restoration Glossary

Use these common terms to ask clearer questions about a proposed cleanup, roofing or construction project.

Property Restoration Glossary

Mitigation

Work intended to limit further property damage, such as safe temporary protection or water removal. Mitigation does not necessarily complete the permanent repair.

Scope of work

The written description of included tasks, materials, assumptions and exclusions. Ask how changes will be priced and approved when conditions differ from the initial assessment.

Containment

A project-specific separation of affected work areas from surrounding spaces. Requirements vary by the materials, work and applicable protocol.

Remediation

A process that addresses an identified problem, such as abnormal indoor mold growth and its contributing moisture conditions. It can include controlled cleaning, removal and verification.

Reconstruction

Building work that restores or replaces damaged assemblies and finishes after the underlying cleanup is complete.

Flashing

Roofing components that help direct water at intersections, openings and transitions. Leaks near a chimney or wall may involve flashing rather than only shingles.

Deductible and coverage

An insurance deductible is the policyholder’s share under the policy. Coverage and claim payment are determined by the insurer, not by a contractor’s estimate.
