A visual inspection examines conditions that can be seen within the stated access limits. It does not automatically include sampling, destructive access or instrument measurements.
What this means at your property
An inspector may see a ceiling stain but be unable to see the top of the ceiling, plumbing above it or insulation in a closed cavity. A useful report records both the visible finding and what remains unexamined.
What should follow an unresolved observation?
Ask which further assessment could answer the question and who should perform it. Keep a clear distinction between “no visible damage observed” and a conclusion about concealed materials that were not accessible.
