Choosing a team after property damage can feel urgent. A useful first conversation should help you understand the problem, the proposed work and how decisions will be made throughout the project.
1. Clear communication
Find out who your contact will be and how you will receive updates. Describe your priorities, available hours and any areas that must remain accessible. Ask how changes to the schedule or scope will be communicated.
2. A property-specific assessment
A roof leak, plumbing failure and storm-related loss may call for different work. Ask what has been inspected, which conditions remain uncertain and what further assessment is needed before repairs can be specified.
3. An understandable written scope
The proposed work should identify the affected areas, materials, cleaning or repair tasks and exclusions. Review access arrangements, preparation and cleanup responsibilities. Confirm how additional work would be approved.
4. Useful documentation
Keep photographs, estimates, authorizations and project updates together. If you have an insurance claim, ask your insurer what documentation it needs and who can approve coverage questions. Contractor documentation does not itself confirm coverage.
5. A clear handoff
Before work ends, discuss the completed scope, remaining items and any applicable care instructions. Keep the final paperwork and contact information available for follow-up questions.
