What is Mixed-Use Construction?

According to Law Insider, mixed-use construction (or as they put it, mixed-use development) is defined as “a building, combination of buildings, or building complex, designed to functionally and physically integrate non-residential uses such as retail, commercial, institutional, recreational, or community uses with residential uses, in a complementary manner.”

Types of Mixed-Use Construction

  • Vertical Mixed-Use (such as a single building which houses restaurants , offices, and apartments , all on different floors).
  • Horizontal Mixed-Use (such as restaurants, offices, apartments, and other property types, all placed generally within the same complex or block).
  • Transit-Oriented Developments (such as recreational facilities, residential units, and commercial properties, built around a bus, train, or other transit station).
  • Live-Work-Play Communities (such as homes, offices, retail spaces, restaurants, and more, all built in the same area to help reduce commute times and enhance quality of life).
