How to Winterize Your Home

Property care illustration for How to Winterize Your Home

For a Houston-area homeowner, winter preparation is a chance to find exposed plumbing, unresolved leaks and access problems before a freeze makes repairs harder to arrange. Use this checklist to organize the property work and the people responsible for it.

Make a map of the parts of your home that need attention

Start with a walk-through of accessible areas. Note outdoor faucets, irrigation equipment, plumbing in unheated spaces, doors that do not close properly and rooms with previous ceiling stains. Record what you can see without climbing onto a roof or entering a hazardous space. A short list with locations and photographs gives a plumber, roofer or maintenance contact a useful starting point.

Review the National Weather Service Houston/Galveston winter guidance for local weather information and preparation reminders. Use the actual forecast and official instructions when deciding what to do before a particular event.

Arrange plumbing preparation before the forecast becomes urgent

Identify your water shutoff location and make sure the responsible person knows how to contact a plumber. Ask a qualified plumbing or irrigation professional which exposed components need protection and how your particular system should be prepared. Keep manufacturer instructions for outdoor equipment available. A cover or a piece of insulation should not be treated as a guarantee against freezing.

If the home will be vacant, decide who will check it and how they can obtain access. Give that person the property contact information and a clear way to report a problem. A vacant home needs its own plan; do not assume the arrangements for an occupied house are sufficient.

Resolve existing roof and exterior concerns

Bring a recurring roof leak, loose exterior detail or previously damaged window to the appropriate contractor's attention before the storm. Describe when water appears and what earlier repairs were made. For a roof assessment, include affected interior rooms and accessible photographs. Ask the scope to identify the source investigation, proposed repair and any remaining uncertainty.

Plan for an interruption to normal services

Keep emergency contacts and property records available without relying on a single powered device. Discuss household access, essential supplies and where you would go if the home could not be occupied. For heating and backup-power precautions, use official guidance and the equipment instructions rather than improvising a setup during an outage. Read National Weather Service cold-weather preparation.

If water damage appears after the freeze

Describe when it started, whether water is still entering and which rooms are affected. Ask the plumber to address the source, and discuss the wet materials separately with a restoration contact. Keep photographs already taken safely, repair records and receipts together. Water removal and drying and replacement of damaged finishes are distinct parts of the recovery plan.
